mode transport planning (together with group partners Link Engineering and Air and Acoustic), are delighted to have worked successfully with hospitality developer, Ennismore. The project secured full planning approval for the visually stunning proposals to renovate, and develop further, the Grade II Listed Eynsham Hall in Oxfordshire.

The development proposals will bring a luxurious hospitality and leisure offering to Oxfordshire at the already prestigious and historic Eynsham Hall. This will add a new brand to Ennismore’s portfolio, which includes, Gleneagles and The Hoxton.

The overall masterplan includes:

  • refurbishment of the main hall to provide improved accommodation and facilities;
  • new ‘walled garden’ and ‘stables’ accommodation, including dining area;
  • ‘woodland cabins’ and a ‘gamekeepers lodge’ accommodation;
  • new event space in the ‘Lindsay building’;
  • new health and fitness club, as well as a bath house and spa;
  • on-site staff accommodation; and
  • upgraded access arrangements, including a new exit road onto the A4095.

mode transport planning has assisted with the provision of:

  • working proactively with the design team to develop the optimum masterplan;
  • design of the upgraded access arrangements and agreeing these upfront with highways officers, including a preliminary Section 278 design pack;
  • undertaking a thorough pre-application with highways officers, avoiding any post-submission amendments to the transport design and assessment case;
  • negotiating S106 transport contributions to a proportionate amount;
  • a transport assessment; and
  • a travel plan, delivery and servicing plan, and construction traffic management plan (all prepared to a standard requiring only compliance conditions).

The planning application was approved by West Oxfordshire District Council, with full support of Oxfordshire County Council, in September 2020. Link Engineering continue to remain involved in securing the Section 278 agreement during the construction process, which will commence from October 2020.
